It's important to note that we are an independent entity and not affiliated with any government body or Land Registry offices in the United Kingdom and Ireland. Our services cater to both commercial and private clients, facilitating various property-related requirements. We do not offer documents that are freely accessible from government sources or Land Registry offices. The documents we provide are sourced from various providers, including the Land Registry, and we incur costs before making them available to you.

2. The documents you receive from us are presented exactly as we receive them; no alterations or edits are made. Consequently, we are not liable for any errors they may contain.

Non-Liability

1. Neither we nor any third party involved shall be held responsible for any direct or indirect loss or damage stemming from inaccuracies or errors in the documents provided, delivery delays, interruptions, errors, or omissions in document delivery, or any other information furnished to you. This includes handling inquiries both prior to and following your purchase.

2. We and any third party are not liable for any decisions or actions taken by you or any third party based on the data provided. We are not responsible for any loss of business revenue, lost profits, or any punitive, indirect, consequential, special, or similar damages, whether in contract or tort or otherwise.

Ownership rights remain with the information service provider, third parties, or ourselves, as applicable. Delays beyond our Control

1. Delays in the delivery of documents to you may occur due to factors beyond our control, which might affect the promptness of our services. Neither we nor our information service providers, or any other entities we engage, are liable for any losses resulting from such delays.

Processing Your Order

1. Upon receiving your order, a dedicated specialist from our team will be assigned to process your payment, acquire your order, address any inquiries you have, and ensure your satisfaction.

2. Each order is assigned a unique Transaction ID, and you will be informed of the specialist handling your order. Please reference these details when communicating with us.

3. Our operating hours are from 9am to 5pm on each working day, but orders can be placed outside of these hours and will be processed at the start of the following working day.

4. In certain cases, orders may not be processed online. In such instances, we will use first-class mail to obtain your order, and upon receipt, your order will be sent to you by first-class mail. You will receive an email requesting your address in such cases.

5. We strive to process orders received before 4 pm within an hour, depending on our workload. Our aim is to process all orders on the same day unless there are inquiries that need to be resolved before we can proceed.

Payment for Our Services

1. Payments are primarily processed online, unless you have an account with us. You agree to pay for our services in advance, and in return, we commit to providing your order as expediently as possible.

Cancellations

1. Our service adheres to the Consumer Contracts (Information, Cancellation, and Additional Charges) Regulations 2013. Your right to cancel begins when you place your order and extends until you receive our digital product. If you need to cancel your order, please use the cancellation link provided in your order confirmation email.

Refunds

Full Refunds

1. Duplicate orders will generally not be processed for payment. If they are processed, they will be refunded in full.

Partial Refunds

2. While processing your order, we may sometimes be unable to obtain your documents, such as when the required documents do not exist because the property has never been registered. We must conduct some work to confirm their non-existence, incurring non-refundable expenses in the process. In such cases, we will retain a portion of the amount and refund the remainder to you.
